This home is located on a hill and while under a major remodel they noticed that there was water wicking through the soil downhill into there crawlspace making it damp and moist. The homeowner hired us to fix this problem by sealing his crawlspace. By sealing the crawlspace we are able to protect the underneath of the house and the HVAC system in the home. This homeowner had noticed a musty moldy smell coming from their crawl space. So they decided to investigate, they crawled into the crawl space and found evidence of mold and a couple puddles of water. They were concerned about how this could be impacting their health so they called a plumbing company to come out and take a look. The plumbers found no broken pipes or problems with the plumbing so they recommended the homeowners call us at Clean CrawlSpace Inc. We sent out one of our moisture control specialist to perform a free inspection. We found mold growth due to high humidity. The humidity is caused by the water and warmth of the crawl space. To fix this our moisture control specialist recommended full crawl space encapsulation. The homeowners were excited to solve this issue so they decided to go ahead with our moisture control specialist recommendations. In these pictures, you can see the steps we take to encapsulate. In the before you see our trenching for proper drainage to the sump pump and the sump pump installed. Then we seal it all with the CleanSpace Encapsulation system!

Create good drainage around the unit to keep rainwater from flowing in under the house. Sloping the soil away from the home at at least 1/2 inch per foot. Dig out enough to create a slope to the area where the sump pump will be installed. Cover the dirt crawlspace with a moisture vapor barrier. Overlap and tape seams. Bring the barrier up the wall 6 inches and fasten it there. Stake the plastic down to keep it in place. Someone will have to slide around in the crawlspace later to fix a pipe or run a new cable so a few stake holes won't hurt performance, and will drain puddles if heavy rain or leaky pipe leaves water on the plastic. Cover exposed foundation walls with 1-1/2 inch of rigid, moisture-proof insulation. This insulates the walls and keeps rising dampness in the concrete from getting into the crawlspace. Thermax brand of polyethylene vapor barrier doesn't require an additional fire barrier. Other types may require drywall covering. Insulate the rim joists. Rigid insulation caulked in place will stop air leaks. Capping the interior of the foundation wall with a 6 mil layer of plastic and galvanized flashing can block moisture and serve as a termite barrier.
