Our crawlspace has a little concrete area with our furnace and a drain, tall enough to almost stand up , and a dirt area with a sump pump where you have to crawl. Two winters ago the concrete area flooded , but we worked on backyard drainage and fixed the sump pump under the house so this winter it did not flood, just damp. However, my wife is noticing an earthy smell coming from the vents, especially closest to the furnace, and it is still pretty damp even months later. We would like someone to take a look at the crawlspace, check if there is mold or any other issues, and give us ideas and estimates of what should be done down there.

Our experience with Clean CrawlSpace has been absolutely OUTSTANDING. We had our crawlspace encapsulated with sump pumps never anticipating how much we really needed them. We live in the Almaden area of San Jose and have heard there were springs in the area. Our solid oak hardwood floors were recently installed by a Diamond Certified company. They informed us that our moisture reading was borderline and would be solved by a vapor barrier. However 6 months later we noticed the floors had a slight cuping. No one has ever recognized that we had any water but there was an odor. Since completion of your work we are aware of the amount of sub surface water in our crawlspace. Access to the crawlspace is in the interior of our house. Your employees made sure their work was done with no impaction to us. There was no tracking of debris. They were very efficient and professional. Thank you for a job well done.

Would like advice on closing up the existing crawlspace air vents. A lot of debris enter into the nice clean crawl space; not certain if I need air circulation as a building code or possible attempt to change this region into a conditioned space by installing air duct / ducts to provide heat

Our sump pump is connected to an outdoor plug-in power outlet. The power cord enters the sump pump box through the concrete decking. We replaced the sump pump about 3 years ago and spliced the new pump to the power cord wires. See photos. Recently, the sump pump short circuited the electrical circuit. After unplugging the plug from the power outlet, the electrical circuit is working. I assume our sump pump is damaged and needs to be replaced.

One portion of the crawl space is wet and has puddle in the depressions. The house is 2900sft single story. There are already two sump pumps on the other wing which is dry. The existing sump pumps are connected to the French drain that pump the water to the street. The wing that does not have the sump pump is what is wet from the recent rain.
