Hi, we are a previous customer. We had some water come into our crawlspace and found that we need a new smart drain + sensor installed in the low point of the crawlspace. We are hoping to get this quoted and completed as soon as possible. Thanks much! -Cat

List of things from previous inspection from another contractor: 1. Dead space with little ventilation. requires a new vent popped out to the outside. 2. Space has HVAC duct through it that heats and cools the space causing condensation at the muesli and rim-joist area. Requires Copper Green or similar treatment to arrest any mildew or dry rot in the area. 3. Similar space at front of home adjacent fireplace also needs Copper Green applied to sill and vent areas. 4. Vents all around home should be removed and Copper Green applied to exposed framing to prevent deterioration of the exposed framing due to sprinkler or driving rain moisture. Vents to be replaced. 5. Install electric fan to "dead space" area (line 1). install a switch on a timer to be controlled from the closet entrance to sub area or other convenient place. 6. Check irrigation to be sure no sprinklers are pointing into the crawlspace.

I have both a major and a minor issue in my crawlspace and would like to understand the options and estimates for addressing them. - Every time it rains, a strong mildew smell comes from under the house (fortunately only in a couple of rooms where there is a direct air path). Each year has been worse than the last. It's time to do something! - During heavy rain the crawlspace floods. I hear a sump pump running, but the outlet pipe dumps the water in a place where I believe it just runs back under the house. I'd like to find out if anything can be done about poor drainage. - The minor issue: I found evidence that there was a rat under there at some point. An exterminator laid traps etc. and found none there now, but they said they saw some droppings left behind. I am hoping it's not a problem to clean those up.

There is a screen to our crawl space that is in disrepair. I would like it to be replaced. Also, want to be sure everything under there is looking ok, meaning, there aren't any vermin or vermin nests. Thank you!
