We live in MCC in a townhouse with a crawl space under the house. I believe what we have now is a sump pump and just ventilation for moisture control. The vents to the house allow air from the crawl space into the house- which is partly my concern. When it rains hard (like this week) it makes the house smell very musty. My husband's thought is this is a nonissue most of the year with such drought conditions except for when there is a torrential rain storm, which is why we've not yet done encapsulation. I've read about all the possible resulting issues from moisture left unmanaged in the crawl space and perhaps temperature large variances may cause condensation in the cold ground under the house. Since it's MCC we have little control over drainage issues as the club manages that. Ultimately we would like to know if crawl space encapsulation is necessary and how costly it would be. Is there any other solution to keep air flow from below from coming into the house? Would adding a dehumidifier and changing the vents to not allow air up from below be sufficient? Does it need to be open like it is now unless we do the encapsulation? Also want to know if encapsulation would necessitate changes to the way our HVAC is currently set up as this would have a large additional cost implication- Seems like there may be some venting or emergency run off valves that are directed to the crawl space from the HVAC and water heater.
